Welcome to Dawn Lake!


Dawn Lake is a beautiful and unique private lake community which was Phase II of the
original construction in Sun City. It was built in the early 1970’s and is one of the
original lake communities in the Phoenix area.

 

In 1970, Dawn Lake was only a winding body of water until home construction began.
In 1971, Claire Mevius and her late husband had the first home built, a duplex at 10124
W Bolivar Drive. Within the next few years 34 duplex units and 109 single family homes
were constructed.

 

The prices of Sun City homes ran from $17,390 (duplex) to $35,990 (homes). $10,000
was added to the homes that were located on the lake.
With 37.95 acres and over 2 miles of shoreline, Dawn Lake homeowners, renters and
guests enjoy the beauty of lake life - including swimming, fishing, and a variety of water
activities on electric and human powered vessels. The lake is fed by a well on 103 rd Ave
behind JiMichaels Restaurant.

 

The lake has a separate Association for the duplexes and homes. These are the Dawn
Lake Condominium Association (DLCA) and the Dawn Lake Homeowner’s Association
(DLHOA) and each is overseen by a Board of Directors. The DLHOA is responsible for
the care of maintenance of the lake.
