Hello and Howdy. My apologies for not getting this out to you sooner, As the title states, there is a lot to go through, so let's get started.
Links: The link inside my email took you directly to our website at dlcondos.com, which is where you are now. Underlined links inside this post will take you directly to the specified documents. The password for the private docs on the website is dlsecret (rosters, archived minutes, CC&R's, etc.) If you have any difficulty, please contact Marco at dlcondoassociation@gmail.com.
Minutes: The minutes from the January 21, meeting is linked at the bottom of this post. We had an excellent turnout. Many items were discussed and I think you'll agree it was a successful meeting. From the comments and questions, following are the responses from the Board.
Meetings: Our next meeting is scheduled for April 22 at 7:00 at Menkes Community Center. I'll send out reminders as the date gets closer.
Socials: Our next social is coming right up. It's a Pizza Party on February 27 at 3-5:00 at Don and Janet Klein's back patio at 10006 W Bolivar Dr. Pizza, salad, desert and water will be provided. Please bring your own preferred drinks. RSVP to Jeri Reid at February 17th at 623-302-0392.
Inspections: Later this month, Don Klein and Mark Mayers will inspect the exterior of our condos and will offer a report as to what maintenance is necessary.
Gravel: It is necessary to add gravel to secure the lake liner. This will begin on February 11th. Mark Mayers will be in charge. It may be necessary to hold up the netting while the wheelbarrows of gravel are dropped in the lake.
Landscaping: The Association will be responsible for payment to glean the citrus trees. The larger trees will need to be sub-contracted. The smaller trees will be gleaned by Tom. You can text him at 602-760-7817 to schedule a date and time.
If you have any tree branches leaning on your roof or dead plants that need to be removed, please contact Tom and he will have Sergius handle it. If a tree must be removed, it is at the Association's cost. Replacement of a tree or bushes is the owners responsibility. Please let the Board know if this is your plan and we can suggest the type of trees that grow best in our area.
Forms: As mentioned at the last meeting, we need 2 completed forms returned to Sue Worthen as soon as possible. One is for your homeowner's insurance and the other for your emergency contact. The link for these are at the bottom of this post.
It is the responsibility of every owner to carry and maintain current insurance as required per the CC&R's and provide evidence of insurance to the Association. Another important rule when owning a condominium is that every owner is required to have and maintain a currently working fire extinguisher. The emergency contact information is necessary for obvious reasons. If you are going to be gone for two weeks or more, please notify the Board as to the date leaving and date returning. If you leave for an extended period of time, will someone be checking your unit? If so, provide their name and phone number in case of emergency and we need to contact this person to enter your unit or courtyard or disable a security system to enter.
Headache yet? Word is circulating that videos of the Flintstones, with Wilma and Fred and Barney and Betty, etc., were sent to Afghanistan to test their popularity.
Unfortunately, the results were mixed.
Apparently, the people of Afghanistan don’t like the Flintstones, but the pen ople of Abu Dhabi do.
